Lidl, Tropical Smoothie Café and JOANN Arrive at Combined Properties’ Sugarland Crossing

Leading national brands kickstart a new chapter for the legacy shopping center.

STERLING, VA (MAY 20, 2021) — Combined Properties is thrilled to announce the grand openings of Lidl and Tropical Smoothie Café at Sugarland Crossing. The fast-growing grocery chain opened on May 12 and serves as the new grocery anchor for the Loudoun County center, occupying a 26,114 square foot space at 47100 Community Plaza, #175 in Sterling, Virginia. Another national brand, Tropical Smoothie Café, opened its Sugarland Crossing location on May 11.

In early March, Combined Properties announced that JOANN Fabrics and Crafts will open in a 35,000 square foot space at Sugarland Crossing this summer. The Ohio-based retailer with more than 855 locations in the United States is on track to open within 60 days.

“Sugarland Crossing has served Loudoun County for many years, and we are excited to bring new services and retailers to the center,” says Jonathan Shartar, senior vice president at Combined Properties. “The arrival of leading national retailers like Lidl, JOANN and Tropical Smoothie Café solidifies the center’s vitality as we continue to lease space."

Combined Properties intends to enhance the center’s diverse offerings by signing additional in-line tenants in the near future.

Sugarland Crossing, located in Sterling along the heavily trafficked Route 7-Leesburg Pike near Dranesville Road, is a 256,500 square foot destination center in the heart of highly affluent Loudoun County. In December 2020, U.S. News & World Report ranked Loudoun County #1 on its list of the richest counties in America, with median household incomes approaching $143,000. Other merchants at the center include Party City, Patient First, Club Pilates, Sterling Soccer and FedEx Office along with restaurants Firehouse Subs, Chipotle, PHOrever, Café Rice & Kabob and Dunkin’ Donuts.

In 1973, Lidl opened its first store in Ludwigshafen, Germany. In 2015, the company opened its U.S. headquarters in Arlington, Virginia and has since expanded to more than 100 stores in nine states along the East Coast. Lidl’s Sterling location is part of a publicized plan to open 50 new grocery stores before the end of 2021.

This is the second location of the grocery chain in Combined’s portfolio. In October 2020, Lidl opened at the Rolling Valley Shopping Center, located at 9274 Old Keene Mill Road in Burke, Virginia.
